Once this application has been completed, you may fax to the respective leasing office, or feel free to deliver it to the property. If you fax it, you will have 24 hours to bring in the $35.00 non-refundable application fee and the security deposit. If you have any questions about completing this application, feel free to call.

The Keener Management Rental Policy is outlined below:

Instructions for Completion of Lease Application
We thank you for your interest in our community. It is our hope that the following instructions will assist you with completing your lease application:
1. Please provide complete and accurate information for each section of the lease application.
2. Please provide a copy of your current, valid Drivers License or other government issued photo ID.
3. Please provide verification of income in the form of one or more of the following; copy of your 2 most current and consecutive pay stubs, employment offer letter, previous year tax returns, financial statements, etc.
4. If you are or have been a student for the past year or more please provide proof of enrollment from the educational institution stating the date of enrollment or graduation.
5. If you do not have a US social security number, please provide a copy of your current, valid Passport or Visa.

Please note that an incomplete Lease Application cannot be approved until all information is received.

Apartment availability policy
Apartments become available when the management office receives a “30 Day Written Notice to Vacate” from a resident. We update our list of available apartments as written notices are received. An apartment that was unavailable in the morning may become available later that same day.

Rental Criteria
To qualify for an apartment you must meet the following criteria:

Income: Your monthly income must be at least two-and-one-half times the monthly rent of the unit for which you are applying. If you have been a full-time student at any time within the past year we may require you to have your lease guaranteed by a co-signer. If you are unemployed, you must provide proof of a source of income.

Rental History: You must have satisfactory rental references from at least two prior landlords. If you have ever been evicted or sued for any lease violation, your application will be rejected.

Credit History: You credit record must currently be satisfactory. If your credit history shows any delinquent debt, your application may be rejected.

Guarantors: Guarantors (co-signers) are only an option for insufficient income. Each applicant and guarantor must fulfill credit and rental history requirements. The guarantor must be a family member. The guarantor must pass the same application and screening that you must pass. Guarantor's monthly income must be at least five times the monthly rent of the unit being applied for.


Application Process

You must submit a rental application and pay the $35.00 for single applicant or $50.00 for two (2) or more applicants. The application fee is non-refundable. The application fee must be paid by money order, personal check, business check or certified check. We cannot accept cash. An application must be filled out for each individual 18 years of age or older that will be occupying the apartment.

The information you provided on your application will be processed and reviewed to determine if you meet the rental criteria outlined above. If you meet the rental criteria, your application will be approved, you will be notified and your security deposit will be processed.

We will rent available apartments to applicants in the order in which we receive and process completed applications.

We do not maintain a “waiting list” at our communities. Your application will not be retained for future vacancies.

Fraudulent applications will immediately be rejected and the applicant will not be entitled to submit a corrected application. If we discover that the information on the application is fraudulent after you move into your unit, we will consider you to be trespasser and not a tenant and will immediately move for your eviction.

Administrative Fee
An administrative fee of $300.00 ($500.00 for The Regent & The Gatsby) will be required with each application. An application is not considered complete and it will not be processed until we have received the administrative fee. An apartment is taken off the market and is “on hold” pending approval of the application (usually complete within 1 to 2 business days).

The administrative fee must be paid separately from the application fee and must be paid by money order, personal check, business check, or certified check. We cannot accept cash. The administrative fee will be held until the application is approved (usually within 1 to 2 business days). Once the application is approved, you will be notified and the administrative fee will be processed.

The administrative fee is not a security deposit and is not refundable at the time of move-out. The administrative fee can not be used to offset any monies owed to Keener Management. Any balance owed or charges incurred at time of move-out must be paid within 30 days. Failure to pay any and all monies owed will result in Keener Management referring your account to our Collection Agency

After the application is approved, the administrative fee will be considered to be fully non-refundable.


Occupancy Guidelines

Keener Management follows the occupancy guidelines set by The District of Columbia, which places the following restrictions for the number of persons allowed to occupy a unit:

Efficiency/Studio: up to two (2) persons total.


One Bedroom: up to three (3) persons total.

Two Bedroom: up to five (5) persons total.

Three Bedroom: up to seven (7) persons total.

In the event that your family size increases during your occupancy you must notify your building manager.

Pet Policy
